CASE STUDY: PEPKOR IT
PepkorIT has the massive task to look after the IT needs of the Pepkor Group. The company was accommodated in 2 separate buildings and the existing Landlord could not provide alternative premises to provide offices for the growing needs of PepkorIT. They also required that all staff be located in a single facility to improve service delivery and communication between departments and teams.
An older building namely, Tijgerpark IV, were chosen as the new home for PepkorIT. The Landlord undertook extensive renovations of the interior and exterior to provide the Tenant with a modern facility. The large interior atrium area was utilized to construct sizeable bridges between the office wings. These balconies now serve as breakaway meeting areas for staff, and serve to improve pedestrian movement between the office wings. All communal areas within the building were renovated and Louis Karol Architects handled the design of these changes.
CASE STUDY: CIPLA
Cipla Medpro, one of South Africa’s leading pharmaceutical companies, was locked into ten different property leases in four separate buildings – as a result of the company’s gradual growth over many years.
Capitol Commercial Properties identified a highly visible space of 3400m² in Cape Town’s Northern Suburbs, which offered a desirable corporate head office environment. This resulted in considerable cost saving for the client since a comprehensive space planning exercise revealed that the consolidation of all their different divisions into one property would require a much smaller footprint with less duplication and wasted space.
In addition, Capitol assisted in finding sub-tenants for all Cipla’s “old” property leases. All in all, expectations regarding the cost implications were exceeded.
CASE STUDY: HETZNER
Due to vigorous growth over the years, the well-known hosting company, Hetzner, started to outgrow its original office unit and started taking over the neighbouring offices one by one. However, the space became inefficient over time due to the duplication of similar areas over the various office units. Staff also had to walk out to units some distance away for meetings and discussions. As the company grew, it also became important to provide the staff with an inviting, modern environment where teams could be grouped together. The space should also be flexible to provide for growth and contraction of certain departments within the company.
Hetzner chose a 1500m2 office over 2 storeys in the Belverdere Office Park close to the High Street Shopping Village and the Tygervalley Regional Shopping Centre. Extensive internal alterations commenced to create a modern, open plan environment with ample pause areas where staff could meet informally. These pause areas soon became popular meeting points for teams to discuss solutions. The proximity to amenities also created a more positive
CASE STUDY: PIONEER FOODS
Pioneer Foods, a major South African packaged goods company, wanted to relocate their Head Office from Paarl to the Tyger Valley area in Cape Town’s Northern Suburbs. In addition to wanting to move closer to the Western Cape’s economic hub, the company also required a new, modern property in keeping with their corporate image.
